The Senior Project Manager (Site) will be responsible for overseeing the full on-site delivery of projects, ensuring that construction works are executed safely, efficiently, and to the highest quality standards. This position requires a proactive and experienced leader with strong technical expertise, capable of managing complex, multidisciplinary projects while ensuring full compliance with Dubai’s regulatory and authority requirements.

Key Responsibilities

Site Leadership & Project Execution

• Oversee and manage all day-to-day on-site activities across all project disciplines.
• Supervise and coordinate contractors and consultants to ensure adherence to approved designs, schedules, and quality standards.
• Identify, evaluate, and resolve technical or operational issues that may impact project delivery.

Construction Management

• Develop, update, and monitor project schedules using Primavera P6 or MS Project.
• Review and approve method statements, shop drawings, and material submittals.
• Ensure proper sequencing, coordination, and resource allocation across all trades.
• Manage handover processes, including snag list completion and as-built documentation.

Quality, Health & Safety

• Enforce strict compliance with QHSE standards and site safety protocols.
• Conduct regular site inspections, audits, and toolbox meetings.
• Ensure materials and workmanship meet both client and company quality expectations.

Authority & Stakeholder Coordination

• Liaise with Dubai authorities (DDA, DM, RERA, Trakhees, Civil Defense, DEWA, etc.) to obtain project approvals and NOCs.
• Lead progress and coordination meetings with clients, consultants, and contractors.
• Prepare detailed weekly and monthly reports highlighting project progress, schedule, cost, and quality performance.

Cost & Resource Management

• Monitor and control site budgets, contractor claims, and variation orders.
• Ensure effective utilization of manpower, materials, and equipment.
• Support procurement and logistics planning for site operations.

Team Leadership

• Supervise, guide, and mentor project engineers, site supervisors, and coordinators.
• Foster a culture of teamwork, accountability, and continuous improvement.

Qualifications & Experience

• Bachelor’s Degree in Civil Engineering, Construction Management, or a related field (Master’s degree preferred).
• Minimum of 12 years of experience, with at least 5 years in the UAE working with a consultancy or developer.
• Proven track record in managing large-scale residential, commercial, or mixed-use developments in Dubai.
• In-depth knowledge of Dubai authority procedures, building codes, and approval processes.
• Proficiency in Primavera P6, MS Project, and standard project reporting tools.
• Excellent communication, coordination, and stakeholder management abilities.
• Professional certifications such as PMP or Chartered Engineer (CEng) are advantageous.

The role involves strategic planning, stakeholder coordination, and the management of multidisciplinary teams, consultants, and contractors to ensure successful project delivery within approved budgets and standards.

Key Responsibilities:

• Lead the end-to-end development cycle for residential, retail, and mixed-use projects — from feasibility and concept design to completion and handover.
• Conduct feasibility studies and financial modeling to assess project viability and secure management approvals.
• Manage and coordinate internal teams and external consultants across design, planning, cost management, procurement, and construction.
• Oversee project planning, scheduling, and progress monitoring to ensure adherence to timelines, budgets, and quality standards.

• Collaborate with internal teams on sales, leasing, marketing, and asset management strategies to optimize project performance.
• Prepare regular progress reports, cost updates, and presentations for senior management and stakeholders.
• Ensure seamless coordination with Facilities Management (FM) and Customer Relations (CRM) teams for project handover and operational readiness.

Qualifications & Skills:

• Bachelor’s Degree in Real Estate, Civil Engineering, Architecture, or Construction Management (Master’s degree preferred).
• Minimum 10–15 years of relevant experience in real estate development and project management, preferably within the UAE/GCC region.
• Proven experience managing large-scale residential, retail, or mixed-use developments valued at AED 500 million+.
• Strong understanding of feasibility studies, valuations, appraisals, and development financial models.
• Excellent knowledge of design, construction, procurement, and project control processes.
• Familiarity with GCC authority procedures and regulations (e.g., ADM, RERA, Civil Defense, Estidama).
• Experience in contract negotiation, claims management, and consultant/contractor coordination.
• Proficiency in MS Office, Primavera P6, and project management software.
• Strong leadership, communication, and stakeholder management skills.
• PMP certification or equivalent project management credential is an advantage.

• Minimum of 15 years of site-based engineering experience, with extensive exposure to high-rise building projects (40+ floors preferred).
• Proven expertise in high-end finishes, complex architectural detailing, façade systems, and vertical transportation systems.
• Prior experience working with a consulting firm is highly desirable.
• PMP Certification preferred.
• Proficient in AutoCAD and Primavera P6; familiarity with BIM processes is an advantage.
• Strong leadership and team management skills, with at least 3 years in a senior site supervision role on high-rise projects.
• Excellent communication, coordination, and problem-solving abilities, particularly when interfacing with clients, consultants, and multidisciplinary teams.
